What is an Occupational Right Agreement (ORA)?
An Occupational Right Agreement is a legally binding agreement between the resident and the village operator. It sets out the terms and conditions of the resident’s right to occupy a cottage within the village for an indefinite term, along with their right to enjoy the use of facilities provided to them by the village (typically for the lifetime of the resident – subject to the rights of termination set out in the Retirement Villages Code of Practice 2008).
Who qualifies as a Resident?
- Applicants must be 60 years of age or older; and
- Must be in good health at the time of application for an Occupational Right Agreement.
What costs will I incur?
- The purchase price of your Cottage / Occupational Right Agreement
- The Village Outgoings Charge (currently a weekly fee of approximately $135.00)
- The Village Contribution Fee.
- Your personal expenses, such as Power, Phone, Contents Insurance, etc.
What do the Village Outgoings Charges cover?
- Council rates relating to Land and Water, as well as any fees/levies payable to the respective Government, Local and Territorial Authorities.
- Utilities charges in relation to the common areas/facilities within the village – including Water, Electricity, Telephone and other services relating to these common areas.
- The Village insurance premiums and associated valuation fees.
- Salaries/Wages of persons engaged in the Management/operation of the Village.
- General Maintenance and Repair
- Security, cleaning, gardening and other costs of providing services for the use and enjoyment of residents.
- Statutory Supervisor and Auditor’s fees and related expenses.
What is the Village Contribution Fee?
This fee goes towards the capital expenses associated with the refurbishment of cottages. It is a fee which accrues at a rate of 7.5% per annum over four years, and up to a maximum of 30% of the purchase/acquisition cost of your Occupational Right Agreement. The Village Contribution accrues over the period of your residency, however, is not payable until your Occupational Agreement is on-sold, at which point the fee is deductible from your refundable amount.

Can my Family/Friends stay with me?
Yes, your villa/apartment is your home and you most certainly can have them visit or stay with you, and providing you are with them we would like you to look on the Community Centre as an extension of your home.

Are pets allowed at Riverdale?
Riverdale allows small pets, subject to the written consent of Village Management. This is to ensure the peaceful enjoyment of the Village by all our residents.
What security is provided to Residents?
- PERSI
Riverdale has its own 24-hour alarm system—PERSI. Our Personal Emergency Response and Security Installation will watch over you when required, and provides a personal alarm, intruder detection and smoke alarm. This easy-to-operate system can even be trained to dial or email your family or friends in case of need. All these features can be enabled or disabled, depending on your requirements.
- Security Gates at the front entrance to the Village.
- CCTV Security Camera Monitoring.
However, the most important security feature is provided by knowing that you live in a community of people who are always looking out for you!
What are the Residents’ Rights?
The Retirement Villages Act 2003 provides a Retirement Villages Code of Practice 2008 as well as a Code of Residents’ Rights. These are available for viewing at the Office.

Are there any facilities nearby the Riverdale Retirement Village?
- The Dargaville Plaza Shopping Centre is located within a 15 minute walk of the Village, and includes a Countdown Supermarket, Pharmacy, Cafes, Library and Retail Shopping.
- Dargaville Hospital.
- A range of clubs and organisations.
